8 Apartment Costs You Should Know Before Buying In Indonesia

The presence of apartments that offer all kinds of conveniences has recently attracted many residents of the capital city. Even so, living in an apartment has many big differences from a house. Especially in terms of costs.

There are at least eight types of costs that you need to know if you intend to buy and live in an apartment. You need to weigh these costs so you don't regret them later.

1. Provision Fee
You have to pay the provider fee only if you use the apartment purchase credit facility (KPA). Usually, the provision fee reaches 1% of the apartment price.

2. Value Added Tax Fee
Buying and selling property objects will always be burdened by taxes. For apartments with prices above IDR 40 million, a value-added tax of around 10% will be imposed.

3. Land and Building Price Acquisition Fee (BPHTB)
This type of fee is imposed on all acquisition transactions, whether new or used apartments. The BPHTB expense is 5% of the apartment price minus the Sales Value of the Non-Taxable Tax Object (NJOPTKP). The size of the NJOPTKP varies in each region.

4. Luxury Goods Value Added Tax (PPnBM)
This tax burden is imposed if the apartment unit you buy is priced above IDR 2 billion per unit because it is a luxury item. The PPnBM rate is around 20% of the selling price of the apartment.

5. Cost of Deed of Sale and Purchase, Description and Transfer of Names (BBN)
This type of fee is usually made into a package and is charged for buying and selling apartments. The amount reaches 1% of the selling price of the apartment.

6. Land and Building Tax (PBB)
Owners of any type of property, whether land or buildings are taxed by the state which must be paid annually. Usually, the tax bill will be submitted through the Tax Return (SPPT) and must be paid no later than six months after the SPPT is issued. For apartments, PBB will consider the area of ​​the apartment units.

7. Service Fee
The service fee includes the cost of cleaning, security, building maintenance, and other facilities. The amount of the fee depends on the policy of each apartment. Usually, the service fee is charged every month or every three months, but there is also an annual one. The service fee is also influenced by the size of the apartment unit.

8. Renovation Cost
If the apartment owner wants to renovate his apartment, usually the apartment management charges a renovation fee. The amount of this fee varies for various types of renovation actions. For example, a heavy renovation with a light renovation will be charged a different rate.
